The 32-seater fish and chip shop and two-bedroom flat on Chapel Street, Budleigh is being sold on Estate Agents Rosen's website as a freehold property.

Rosens website says: "Located within an Area of Outstanding Natural Beauty and not far from the beach, in the main shopping area, the shop has been established since 1937 and has no fish and chip opposition for miles.

"It was refitted in 2014 but there is plenty of potential for expansion."

This is a freehold property means the new owner owns the property completely, without paying rent or answering to a landlord. 

Anyone who buys the property and wants to transfer it into a house, will have to apply to East Devon District Council for a change of use, from a business to a property. 

The Budleigh Fish and Chip Shop website says: "We are serious about the quality of our food, especially our traditional fish & chips, and everything is cooked to order.​ We only use the best, freshest ingredients. Our fish is filleted, packed and frozen at sea within a few hours of being caught. Chips are, whenever possible, produced from Maris Piper potatoes, as we believe these to be the best potato for chipping."

"There has been a family-run fish & chip shop at Number 7 Chapel Street, Budleigh Salterton since 1937.The site is now being sold after the owners are retiring. They have owned the property for 15 years now."
