Around 60 affordable homes could be built on land at Budleigh Salterton owned by Dr David Evans, if fledgling plans are realised.

The town is being asked for its views at a public consultation in a week’s time, where the blueprint for the site, on land between the B3178 and Hooker Close, will be revealed.

The architects’ announcement of the proposed build comes in the same week as Clinton Devon Estates was granted outline planning permission to develop allotment plots at Greenway Lane, creating some affordable homes.

Michael O’Connor, Squirrel Design architect, said the proposal includes 26 two-bedroom homes, 16 three-bed units, eight four-bedroom homes and 18 one-bedroom units.

Some homes could be eco-friendly, with the site forging ahead with government plans for environmental responsibility.

Mr O’Connor said the architects were looking at building a small section of the scheme to Level Six in the Government’s Code for Sustainable Homes – meaning the eco-friendly homes would have minimal heating bills.

He said: “The primary objective of the scheme is to provide housing for local people, but some open market housing will be necessary to help keep the cost of the affordable housing down.

“The developer has funds available to develop the site and will want to start work as soon as planning permission has been received.”

Once the results of the public consultation have been analysed and, if necessary, the scheme amended, a full planning application will be submitted, the architect said.

Mr O’Connor added: “It is intended to have a high standard of insulation in the new houses to cut down on fuel bills for the people in the houses and reduce carbon emissions into the atmosphere.”

“It is the government’s intention to have all new homes built to Code Level Six by the year 2016 and Dr Evans’ site could be an early leader in this respect.

“The site has many attributes such as good access, good pedestrian access to schools and shops, good vehicular access and a good proximity to bus routes.

“The site is well serviced and the National Cycle Route can be extended to run adjacent to the site.”

● The public consultation will be held on Thursday, September 29, at Budleigh Salterton Football Club, from noon until 9pm.
